What do we find when we open the walls of an older home?

Usually not what homeowners expect. It is rarely the wiring or plumbing. It is mold, termite and bug damage, rotten wood, and saggy drywall. People brace for bad pipes or old wiring, but in most homes those are fine and still working, and honestly most owners do not want to pay to replace something that works.

The surprises live inside the walls. In Central Florida, once you open a 30 year old wall, there is usually a story back there. Why is mold so common in older Central Florida homes?

Humidity and water. Florida homes fight moisture every day, and over decades it leaves a mark. Water drips where it should not. A small roof leak, an old window seal, a slow supply line, and years go by.

The damage is slow. By the time a home is 30 years old, there are stains and black spots somewhere behind the finishes. It is not always a disaster, but it is almost always present in some form. When we open a wall for a bathroom remodel and find it, we deal with the source first, dry it out, and rebuild clean. Painting over mold is not fixing mold. That distinction is the whole reason to bring in someone who has seen it before.

How we handle it depends on how far it spread. A small patch of surface mold near a shower is one thing. Moisture that soaked into the framing is another, and it needs the source stopped before anything new goes back up. We do not guess at that part. We trace where the water actually came from, because a leak you leave behind will ruin the new work too.

What about termites and rotten wood?

Common, especially in wood framed homes, and usually manageable if you catch it during the remodel. Most older homes here have wood in the structure, and wood invites termites and rot.

We find chewed framing, soft spots, and drywall that sags because the wood behind it lost its moisture and shape over the years. None of it is subtle once the wall is open. It is rarely the kind of damage that means you are about to lose the house. It is the kind you want handled while the wall is already open and the drywall is coming off anyway. That is the cheapest possible time to fix it. Doing it later means opening the same wall a second time and paying for the access twice.

So we check the framing anywhere we open a wall, especially around windows, exterior corners, and under old bathrooms where water tends to sit. We handle it right then. If a stud is compromised, we sister or replace it while the access is already free. It is a small line item during the remodel and a much larger one after the walls are closed and painted.

Why don't homeowners fix what they cannot see?

Because people want to feel where their money went, and hidden repairs do not give them that. If you spend ten thousand dollars on a repipe, you do not see it or feel it. Spend it on a kitchen remodel and you live in the result every day.

So most owners put money where it shows, and most of the time the hidden systems really are fine. Our job is to be honest about the difference.
